How the rating works
The Uylar rating is our own assessment. It does not copy anyone else's ratings: it is computed from 0 to 10 for every complex from facts in open sources and buyers' ratings, and refreshed every 6 hours.
Six areas
- Developer - 25%
The developer's official check (orginfo.uz, government lists, news), the company's age, and its other complexes: how many were delivered, halted or overdue.
- Delivery - 20%
Whether the building is delivered, on schedule or how many years overdue, and whether construction is halted. The developer's share of overdue projects counts too.
- Location - 15%
Walking distance to the nearest metro station. For complexes located by address only, the effect is halved.
- Price - 15%
Price per m² against the median of complexes of the same district and class, installment length and down payment.
- Build - 10%
Class, wall material (monolith, brick, block), ceiling height, underground parking.
- Reviews - 15%
2GIS ratings (sales offices at half weight) and approved buyer reviews on the site (weight 1.5). With few ratings the result is pulled towards the city average (Bayesian average, 15 ratings).
Rules
- An area without data counts as average (6): two or three good numbers cannot push a complex to the top.
- Confidence: data for 80% of the weight or more - high, from 55% - medium, less - low. Below 35% no rating is shown.
- Halted construction or a "Risk" check result caps the rating at 4; a complex flagged as problematic at 5.5.
- Developers cannot pay to change the rating. If you find a mistake, write to us with a source from the complex page.
The rating is a helper, not a guarantee. Check the documents and the developer yourself before signing.
